Can you hold a property before I apply?
No. We operate on a first-come, first-served basis. To secure a rental, you must complete an application and submit all required fees and documents.

Do I need to pay first and last month’s rent with the security deposit?
Typically, move-in costs include the first month’s rent and a security deposit. Some properties may also require last month’s rent, depending on lease terms.

How old do I need to be to apply?
Applicants must be at least 18 years old or the legal age required to sign a lease in your jurisdiction.

Is the security deposit refundable?
Yes. Deposits are refundable, provided the lease terms are met and there’s no damage beyond normal wear and tear. Deductions may apply for cleaning, repairs, or unpaid rent.

When is a cosigner required?
A cosigner may be needed if your income, credit, or rental history doesn’t meet our criteria. All cosigners must meet financial qualifications and agree to guarantee the lease.

How do I apply for a property?
You can apply online through our application portal. Be prepared to provide proof of income, identification, and pay the non-refundable application fee.

How do I pay rent?
Rent can be paid online via your Tenant Portal, by ACH transfer, or by other methods outlined in your lease. We encourage online payments for speed and convenience.

Can I have a pet in the property?
That depends on the property and lease terms. Always check your agreement first and contact management for approval. Additional pet deposits or fees may apply.

I want to move out, but my roommate wants to stay. What are my options?
All tenants listed on the lease are responsible for the full term. If one roommate wants to remain, they must qualify independently or find a replacement tenant with management approval.

What should I do if my lease is ending and I plan to move out?
Check your lease for the required notice period—typically 30 or 60 days. Submit your written notice to vacate before the deadline to avoid penalties.

Who handles maintenance and repairs?
Routine maintenance is handled by J Street Properties Group. However, tenants are responsible for any damage resulting from negligence or misuse. Always report issues promptly through the Tenant Portal.
